Things Found During a Home Inspection

Going into people’s homes every day is a pretty cool job. You’re not stuck in the office and you can get some good interior decorating tips. When a home inspector goes into a home, however, they are not interested in the homeowner’s fashion sense; they are looking for problems and their potential damage.

Knowing what home inspectors have found over the years helps both the homebuyer and the home seller. A homebuyer will be able to ask educated questions, getting to know more about the home they are thinking of buying. The home seller will know what problems to look for before they even put their house on the market, avoiding obstacles to selling their home.

Because a home inspection usually occurs after there is an agreement to sell, the home seller will have relaxed in their home’s presentation. Knowing that there will not be strangers wandering through unannounced, a homeowner will be less inclined to tuck away things they may not want seen. What home inspectors find on these visits can be put into three categories: the usual, the scary and the bizarre.

The usual. There are some things that happen to every house as it ages. The foundation and masonry may have cracked during settling. In an older home, the furnace may need replacing or perhaps the shingles are a few years from the end of their lifespan. The homebuyer may already be aware of these things, having asked their Real Estate Agent about them. If there is no major expense involved in the future maintenance such finds rarely break a deal, but the homebuyer may ask to renegotiate the price to help offset any future expenditures.

The scary. With what some home inspectors find, it’s a wonder that the house is still standing. The most dangerous find home inspectors make is faulty wiring. Whether it is old knob-and-tube wiring, an over-stuffed junction box or live wires dangling from the ceiling; faulty wiring is a recipe for disaster. Sticking their heads in the attic, a home inspector may find truss and rafter damage from fire and water waiting to bring the roof down. Damp basements make an ideal home for insects, eating the floor from beneath your feet. Some of these things can be fixed, and the homebuyer should insist on their completion before taking possession. Others may be too far gone for proper or affordable repair, and the homebuyer should just walk away.

The bizarre. There are some things one doesn’t expect to find in a house. Still home inspectors will stumble across something that has them scratching their head. Nesting animals may be the most common among these, and a mother raccoon is not a welcoming hostess. If the homeowner has dealt with unwelcome visitors with poison pellets, half decomposed bodies will turn up during the inspection. Because it’s a home inspector’s job to nose around, moving boxes in the basement can turn up hidden rooms that no one knew existed.
